1.The proposal to revise the previously approved garage with living accommodation in the form of an annexe to 'Helene' and to provide additional bedrooms into a raised roof structure is considered an unnacceptably large structure which will adversely effect the amenities of the occupiers of the adjacent property by virtue of the bulk and proximity to the boundary of the revised proposal. The proposal, which in effect provides for an additional dwelling in a more restricted section of the curtilage of the host property is considered contrary to Policy HOU8 criteria (A) and (E) (Policy HOU7) of the adopted Great Yarmouth Borough-Wide Local Plan. In respect of the former, it is considered that the proposal would be detrimental to the form and character and setting of the settlement, particularly as this area of Repps with Bastwick is made up of frontage development comprising sizeable dwellings on relatively large plots. In relation to the latter the siting of the enlarged annexe in close proximity to the southern boundary of the site would have a detrimental effect on the amenities of the residents to the south by virtue of the increase in bulk of the proposed building.
