| 1. | It is the opinion of the Local Planning Authority that, in view of the restricted dimensions of the awkwardly shaped plot, that the erection of a pair of semi-detached bungalows of the scale and design proposed, would result in the overdevelopment of the site to the detriment of the character, visual amenities of the area.
In the opinion of the Local Planning Authority, the proposal does not accord with the provisions of the Great Yarmouth Borough Wide Local Plan as by virtue of its scale, appearance, relationship to the boundary of the site and adjacent buildings, the construction of a pair of semi-detached bungalows would not enhance the form and character of the area.
Given the above it is considered that the amenities that could be expected to accrue to the occupants of the proposed dwellings would be likely to suffer to an unnacceptable degree by virtue of the limited private amenity space and the proximity of the adjoinging buildings . The proposal is therefore considered contrary to the provisions of the adopted Great Yarmouth Borough-Wide Local Plan, in particular, policies HOU8 and HOU15. Furthermore the proposal is considered contrary to the Core Planning Priciples of paragraph 17 of the National Planning Policy Framework which seeks to secure high quality design and a good standard of amenity for all existing and future occupants of land and buildings |
