1.	The proposal is considered by the Local Planning Authority to be contrary to Policy HOU7 (C & E) and Policy HOU15 of the Great Yarmouth Borough-Wide Local Plan in that the sub-division of the plot to erect a pair of semi-detached bungalows would be detrimental to the amenities of the occupiers of adjacent properties by virtue of the close proximity to the northern boundary of the site and would be detriment to the form and character of the settlement. The submission does not provide adequate information to consider how vehicular access would be provided to the proposed dwellings from the County Highway and the proposal does not accord with the original design concept of the original overall development of 31 Yarmouth Road in order to provide access over the new private estate road and make adequate provision of a turning area for emergency vehicles.
