| 1. | Policy HOU7 of the Borough Wide Local Plan seeks to protect the character of an area by not allowing development that is significantly detrimental to the residential amenities of adjoining occupiers. The scale of this dwelling would have a significant adverse effect on the neighbouring single storey properties by its height being overbearing in relation to the neighbouring single storey properties and the potential of overlooking the property to the west of the site. The height of the proposed development would have a significantly adverse effect on the character of the area by being overly prominent on the current street scene. |
| 2. | There has been inadequate information regarding the swimming pool and associated equipment provided to make an informed determination on any adverse effects that may be had on the amenities of the adjoining properties by any noise or smell that were caused. |
| 3. | STATEMENT OF POSITIVE ENGAGEMENT (REFUSALS): In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above. |
