| 1. | The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is:- Required to be imposed pursuant to Section 18 of the Planning (Listed Building and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | No demolition work shall commence until the necessary detailed consent required by the outline planning permission 06/14/0096/O has been approved by the Local Planning Authority and a contract for the redevelopment of the site has been made. A copy of the contract shall be provided to the Authority prior to any demolition taking place. The reason for the condition is :- To ensure that premature demolition does not take place to the detriment of the character and appearance of the Conservation Area. |
| 3. | REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the requirements of Policies BNV9 & BNV10 of the Great Yarmouth Borough-Wide Local Plan. |
| 4. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
