1. | The development hereby permitted is considered to be contrary to the provisions of policy HOU8 of the adopted Great Yarmouth Borough Wide Local Plan in that it would constitute an overdevelopment of the site that would be detrimental to the form, character and setting of the settlement, would have a contrived access and would be detrimental to the residential amenties of adjoining residents. Therefore the development is considered contrary to cirterion (A), (C) and (E) of the above-mentioned policy HOU8. |
2. | Notwithstanding the above, the site is also located within the Shoreline Management Plan and is within the indicative erosion line for 2025 and 2055 and planned defence improvements cannot be guaranteed at this time and therefore the proposed development does not consist of a sustainable form of development and is therefore contraty to the aims of the National Planning Policy Framework that seeks to promote sustainable development. |
