1.	The development proposed would restrict highway visibility from the access to the property. The current guidelines require that there should be a minimum visibility splay of 2.4m x 43m in each direction and that there should be no obstruction higher than 1.05m above the adjacent carriageway level. The development as proposed would provide 2.4 x 3m in both directions and thus does not comply with current standards. The lack of adequate visibility splay can cause a danger to users of the public highway and is therefore contrary to policy TCM13.
