1.	The proposal to convert the dining room of this existing HMO to another bedroom would be contrary to Policy HOU23 of the Great Yarmouth Borough-Wide Local Plan in that the intensification of use would be likely to cause disturbance to the amenities of the occupiers of the adjoining dwelling and would also be detrimental to the occupiers of dwellings in the surrounding area. In addition to this the change of use of the dining room would result in a loss of amenity space to the existing occupiers of the HMO.
