1.	The erection of a dwelling on part of the garden of this property, with the front of the proposed bungalow set closer to the road than the houses on either side, would result in a development that would be out of character with the existing open appearance of this part of Arnott Avenue. The sub-division of the plot would result in a development that would appear cramped in the context of the existing properties in the area and would set an undesirable precedent for development of nearby gardens. In addition to this the loss of this garden area would also leave the existing house with little private amenity space. The proposal would therefore be contrary to Policies HOU8, HOU15 and HOU17 of the Great Yarmouth Borough-Wide Local Plan which seek to safeguard the character and form of existing settlements.
