1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The materials used in the extension hereby permitted shall match those used in the external finishes of the existing dwelling unless first submitted to and approved in writing by the local planning authority.
The reason for the condition is :-
For the avoidance of doubt and to ensure the satisfactory appearance of the development. |
3. | The floor levels within the development hereby permitted will be set no lower than existing levels and flood proofing of the proposed development will be incorporated where appropriate.
The reason for the condition is :-
To ensure the viability of the development and occupants of the dwelling in case of flooding. |
4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in Policy HOU18 of the adopted Great Yarmouth Borough-wide Local Plan. |
5. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
