1. | This permission expires on 9th April 2023 and unless on or before this date application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority, the buildings shall be removed from the site.
The reason for the condition is:-
In order to retain control over the buildings which are constructed of short lived materials and in the interests of the visual amenities of the locality. |
2. | The area of land shown on the layout drawing approved with the original application no. 06/02/0578/F as area of trees, shrubs and overgrowth shall be retained and shall not be cleared or altered in any way without the prior written consent of the Local Planning Authority.
The reason for the condition is:-
The existing trees and shrubs form an area of essential screening which the Local Planning Authority consider should be retained in the intrests of the visual amenities of the locality. |
3. | The development shall be constructed with a minimum finished floor level of 1 .33m AOD.
The reason for the condition is :-
To ensure the appropriate protection to the development. |
4. | The flood response plan submitted with the application shall be made available to future users of the site by means of a fixed notice within the building.
The reason for the condition is :-
To minimise the risk to users of the site in the event of flooding. |
5. | REASON FOR APPROVAL OF THE APPLICATION :-
The training facility serves a local need. |
6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |
