| 1. | The development hereby permitted shall be carried out in accordance with the plan (Drawing No. 043-P-001b) received by the Local Planning Authority on 10th January 2013.
The reason for the condition is :-
For the avoidance of doubt and to ensure the satisfactory development of the site in accordance with the approved plan. |
| 2. | Notwithstanding the details shown on the approved plan (Drawing No. 043-P-001b) the side and end walls of the canopy hereby approved shall not be extended downwards nor shall the washing bay be enclosed in any way without the prior approval in writing of the Local Planning Authority.
The reason for the condition is :-
In order that the Local Planning Authority retains control over the use of the area beneath the canopy hereby permitted.

| 3. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria of Policy BNV18 of the adopted Great Yarmouth Borough-Wide Local Plan. |
| 4. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner, in accordance with paragraphs 186 and 187 of the NPPF. |

The applicant is reminded of the requirement to fully comply with Condition Nos. 1, 3, 4, 5 and 6 of Planning Permission No. 06/12/0510/F dated 16th November 2012. Condition No. 2 of the aforementioned Planning Permission remains pertinent insofar as it relates to development to be carried out in accordance with the Application Form and Design and Access Statement received by the Local Planning Authority on 22nd August 2012. |
