| 1. | Insufficient information has been received by the local planning authority to adequately assess the merits of the scheme, in particular, in the absence of information relating to the precise type and scale of workshop/store proposed it is not possible to assess the impacts of the development on the amenities of adjacent residents by virtue of noise generation related to hours of use and potential vehicular movements. |
| 2. | Therefore given the above the proposed storage & workshop building is considered to constitute and incompatible use that will conflict with the surrounding residential use and is contrary to policy EMP16 of the adopted Great Yarmouth Borough Wide Local Plan in that it has not been sufficiently demonstrated that the proposal is compatible with surrounding uses, adequate access and service arrangements can be provided and that there would be no significant adverse effect on the amenities of nearby residential properties and therefore fails on criteria A, B & C of this policy. |
