| 1. | Policy HOU18 of the Great Yarmouth Borough Wide Local PLan states that extensions and alterations to dwellings may be permitted where the privacy and amenity of neighbours are adequately safeguarded and the extension or alteration is in keeping with the design of the existing dwelling and the character of the area. Therefore given the above, it is the opinion of the Local Planning Authority that the proposed front extension would have an overbearing and enclosing effect on the adjacent property by virtue of width and depth creating an overall bulk that is not characteristic of the dwelling and there are no other front extensions in the immediate terrace of properties in which this property is located and would, as a consequence, have a unbalancing effect on the terrace which would result in a discordant feature coming forward of the established building line, to the detriment of the visual amenities of the locality and overall balanced nature of the terrace. |
