It is recommended by Environmental Health officers that the following factors are considered in the design and construction of the proposed means of escape.
- It should be possible to open the fire escape window/door from inside the dwelling without the need for a key;
- The fire escape window/door inside the dwelling should be clearly identifiable as a means of emergency escape from fire;
- The proposed decking on the flat roof is to be constructed to provide adequate drainage/rainwater run-off;
- The surface of the proposed decking should be of non-slip design as to provide under-foot traction that will help protect users against slips, trips and falls (regular maintenance of the decking surface may also be required as to prevent the decking becoming coated with an algal film);
- The external section of the proposed escape route should be adequately illuminated during hours of darkness (motion sensitive lighting or lighting interlinked to the automatic fire alarm system would be adequate;
- It is recommended that the proposed metal railings are fitted with a closed-cap, continuous handrail as to prevent persons trying to access the emergency ladder from becoming caught on or injured on the railings;
- It is recommended that there is sufficient distance between the line of proposed railings and the edge of the flat roof as to allow a person/s to stand to safely reach and unfold the proposed emergency ladder;
- It is recommended that the emergency folding ladder is periodically inspected and serviced as to ensure its ease of operation in an emergency; and,
- The proposed means of escape should lead directly to a point of safety.
