| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development hereby permitted shall be carried out in accordance with the application form, Design & Access Statement and Plan numbered 768/2 received on 11th September 2012 and further amended by plan numbered 768/2 Rev.A received on 23rd October 2012, unless first submitted to and approved in writing by the local planning authority.
The reason for the condition is :-
For the avoidance of doubt and to ensure the satisfactory appearance of the development. |
| 3. | Prior to the commencement of the use hereby permitted the proposed on-site car and cycle parking shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is:
To ensure the permanent availability of the parking manoeuvring area, in the interests of highway safety.

| 4. | Prior to the commencement of the development hereby permitted a detailed scheme for the fixing methods of the glazing/frame are to be submitted to and approved in writing by the local planning authority. The development shall be carried out in accordance with the approved scheme.
The reason for the condition is:-
For the avoidnace of doubt and to ensure the satisfactory finish of the development. |
| 5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria of policy EMP16 of the adopted Great Yarmouth Borough Wide Local Plan. |
