| 1. | The proposal to erect a two storey dwelling in lieu of a single storey dwelling on Plot 45 of the previously approved residential development is considered to be contrary to Policies HOU7 (Criterion E) and HOU15 of the adopted Great Yarmouth Borough-Wide Local Plan in that the additional height of the two storey dwelling, combined with the required raising of land level on the site, will lead to an overbearing form of development which will have a significant detrimental impact on the residential amenities of the occupiers of the neighbouring property to the east.
The introduction of the two storey dwelling on this plot is contrary to the aspirations of the original scheme, in that the approved bungalow replaced the two storey dwelling originally proposed in order to overcome the concerns of the impact of a large dwelling on the residential amenities of the adjoining single storey dwelling.
Moreover, the introduction of a two storey dwelling on this plot creates a jarring transition between new and existing properties, both in terms of design and height, into the street scene. |
