1.	The proposed conservatory is considered to be contrary to the provisions of policy HOU18 of the adopted Gret Yarmouth Borough Wide Local Plan as it would constitute an unacceptable form of development by virtue of its positioning, in close proximity to the boundary with the property to the west, which would have a significant overbearing and enclosing effect leading to loss of visual amenities. Whilst the design and scale are not unacceptable in themselves, the conservatory, if allowed, would have an overly dominant appearance when viewed from the neighbouring dwellng and could lead to loss of light.
