| 1. | Policy HOU18 of the adopted Great Yarmouth Borough-Wide Local Plan states that extensions and alterations to dwellings will be permitted where the proposal :- (i) is in keeping with the design of the existing dwelling and the character of the area; (ii) would not significantly affect the amenities of any neighbouring dwelling; and (iii) would not result in over-development of the site. Policy BNV18 of the adopted Great Yarmouth Borough-Wide Local Plan states that the Council will require alterations and extensions to buildings to be sympathetic to the character of the building to be extended and to its setting. |
| 2. | The proposal is considered to be contrary to criteria (ii) and (iii) of Policy HOU18 as it creates an intrusive form of development which will have a detrimental effect on the residential amenity of the neighbouring property, resulting in an unacceptable loss of natural light to the dwelling and an overbearing visual aspect for the occupants. Furthermore, the proposal introduces an element of overlooking of gardens in the vicinity from the balconies, which is not currently present, resulting in an erosion of the enjoyment of the use of these gardens. |
| 3. | The proposal is considered to be contrary to Policy BNV18 and criterion (i) of Policy HOU18 as the design of the orangery with its large roof lantern, the balconies projecting from the roof slope and the mix of roof designs on the rear elevation would result in a development which is out of context and unsympathetic to the scale and style of the dwelling. |
