1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development hereby permitted shall be carried out in accordance with the application form, Design and Access Statement and plans (Site Plan and Drawing No. 06-07-0719-F) received by the Local Planning Authority on 3rd May 2012.
The reason for the condition is :-
For the avoidance of doubt and to ensure the satisfactory development of the site in accordance with the approved plans. |
3. | Prior to the first occupation of the development hereby permitted the proposed access and car parking area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is :-
To ensure the permanent availability of the parking / manoeuvring area, in the interests of highway safety. |
4. | The boundary treatment indicated on the Site Plan received by the Local Planning Authority on 3rd May 2012 shall be implemented prior to the first occupation of the dwelling hereby permitted and retained as such thereafter.
The reason for the condition is :-
In the interests of the satisfactory appearance of the development and in the interests of road safety. |
5. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (Amendment) (No.2) (England) Order 2008 (or any order revoking and re-enacting that Order with or without modification), no development under Classes A, B, C and E of Part 1 of the Schedule to the Order shall be carried out without the prior approval in writing of the Local Planning Authority.
The reason for the condition is :-
To enable the Local Planning Authority to retain control over the development of the site, which is restricted in size, where alterations and additions would have the potential to cause a significant adverse impact on the amenities of neighbours. |
6. | The garage shall only be used for private domestic use in connection with the dwelling to which it relates.
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of neighbouring properties.

7. | NOTES - Please read the following notes carefully:-
1. A copy of 'Classes A, B, C and E' referred to in condition No. 4 of this permission is attached for information.
2. COAST EROSION RISK (UNADOPTED) - The 2004 review of the Kelling to Lowestoft Shoreline Management Plan has proposed an indicative erosion zone for this section of coast line. According to the Plan, this property is located in an area deemed to be potentially at risk of coastal erosion over the next 50 years. As the 2004 Shoreline Management Plan is not adopted policy of Great Yarmouth Borough Council, independent advice should be sought on this matter.

8. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for new residential development set out in Policy HOU7 of the adopted Great Yarmouth Borough-Wide Local Plan. |
