1.	The proposed use and associated alterations of the former domestic garage as a pharmacy is considered will result in an adverse impact on the amenities of the occupiers of nearby residential properties by virtue of increased commercial activity associated with the retail use and is considered contrary to Policy EMP18 and SHP9 of the adopted Great Yarmouth Borough-Wide Local Plan which seeks to ensure the proposed use does not adversely affect occupiers of neighbouring premises.
