1.This permission in so far as it relates to the offices and storage containers, together with the use of the site expires on 30th November 2016 and unless on or before this date application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority the office, containers shall be removed from the site and the use of the site shall cease . The reason for the condition is:- In order to retain control over the structures on the site which are of a temporary nature in the interests of the amenities of the locality.
2.The development hereby permitted shall be carried out entirely in accordance with the details shown on the application forms, design and access statement and drawings received by the Local Planning Authority on 26th September 2011. The reason for the condition is :- For the avoidance of doubt.
3.The area marked in yellow on the submitted drawing no. 1166-102 shall be kept clear and avaliable for the parking and turning of customers and delivery vehicles visiting the site and within two months of the date of the permission details of the type of surfacing to be used on this area shall be submitted for the approval of the Local Planning Authority and all works completed in accordance with such details as agreed within one month of such agreement. The details to be submitted shall include measures to ensure surface water does not discharge onto the highway. The reason for the condition is :- To ensure the provision of such facilities in the interests of highway safety and as precise dertails of the surfacing has not been submitted.
4.Prior to the vehicle washdown area first being brought into use, the area must be connected to the foul drainage system in the manner shown on the approved layout plan and no washing down of vehicles shall take place on any other area of the site without the prior consent of the Local Planning Authority. The reason for the condition is :- In order to ensure that contaminated water does not enter the sustainable drainage system.
5.The use of site shall be carried out entirely as indicated on the submitted drawing 1166-102 rev D and the cabin indicated at site 02 shall not be positioned on the site until precise details have been submitted to and approved in writing by the Local Planning Authority. The reason for the condition is :- For the avoidance of doubt.
6.The floodlighting shall be installed and directed as to cause no inconvenience or hazard to the users of the adjacent highway. The reason for the condition is :- In the interests of highway safety.
7.NOTES - Please read the following notes carefully:- The County Council as Highway Authority reserves the right to inspect the installation to confirm that the requirements of condition no.6 above is met and to request the fitting of louvres or baffles if required.
8.REASON FOR APPROVAL OF THE APPLICATION :- The proposal is to use the site for car sales and storage considered to be an appropriate alternative use of this area of vacant land within the existing commercial area and meets the aims of the Great Yarmoth Borough-Wide Local Plan.
