| 1. | The garage development would, in the opinion of the Local Planning Authority, be detrimental to the residential amenities of local residents by reason of the passage of vehicles along the accessway serving the application site and the rear of the properties on Lacon Road, and subsequent increase in noise, fumes and general disturbance. |
| 2. | Notwithstanding the above, insufficient information has been submitted to the Local Planning Authority to allow it to adequately assess the potential impact of the scheme. In particular, in the absence of information relating to who will use the garages and whether they are for personal or commercial use associated with the applicants business or to are to be rented out to local residents. |
| 3. | Therefore for the reasons given above the proposed development is considered to be contrary tot he provisions of the adopted Great Yarmouth Borough Wide Local Plan and, in particular, policy BNV18. |
