1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the plan "Proposed Changes" received by the Local Planning Authority on 21st September 2011 and the email from the applicant regarding the sole use of the premises for a funeral directors received by the Local Planning Authority on the 26th October 2011. The reason for the condition is :- For the avoidance of doubt.
3.Prior to the commencement of the use hereby permitted the parking bays in the existing car parking area shall be demarcated and shall be retained for use by staff and visitors to the premises and for no other use unless submitted to and agreed in writing by the Local Planning Authority. The reason for the condition is :- To ensure satisfactory parking arrangements are maintained.
4.The premises shall not be open for business outside the following hours: 9am to 7pm - Mondays to Fridays 9am to 1pm - Saturdays The premises shall not be open for business on Sundays or Bank Holidays. The reason for the condition is :- In the interests of the residential amenities of nearby properties.
5.Notwithstanding the provisions of the Town and Country Planning (Use Classes) Order, 2005, (or any provision equivalent to that Class in any other statutory instrument revoking, amending or re-enacting that Order) the premises shall be for the sole use of funeral director and chapel of rest with associated waiting area and storage facilities, and for no other purpose. The reason for the condition is:- For the avoidance of doubt and to ensure that the premises are not used for multiple business use, in the interests of the residential amenities of nearby properties.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria of Policies EMP17, EMP18 and SHP9 of the adopted Great Yarmouth Borough-Wide Local Plan.
