| 1. | The proposal involves an extensionw which, due to its massing is incompatible with the scale and features of the adjacent buildings and immediate area and would result in an incogrous and jarring element within the area and would impact on the amenities of adjacent residents to an unaccepable degree by virtue of scale resulting in an overbearing appearance. |
| 2. | Notwithstanding the above, the layout of the proposed development is considered unaccpetable by virtue of the excessive travel distances necessary for the safe egress of elderly or infirm occupants in the event of an emergency. |
| 3. | Therefore for the reasons given above the proposed extension is considered to be contrary to the povisions of the adopted Great Yarmouth Borough Wide Local Plan and, in particular, policies HOU18 & BNV18. |
