7.NOTES - Please read the following notes carefully:- FIRE SAFETY: The proposed layout with the main entrance/exit being via a kitchen is not ideal. It is recommended that the layout of the proposed extension is revised to either incorporate an internal entrance lobby or to reposition the main entrance/exit door to give access directly into the bed-sit room. HEALTH & SAFETY: It is advised that external lighting is provided to give any occupant or visitor to the proposed property a safe route of travel to and from the property at times of low light and at night. VENTILATION: Adequate mechanical ventilation must be provided to the shower room and kitchen. Mechanical ventilation must have a 'whisper-quiet' operation and meet with current Building Regulations. ROOM SIZES: The bed-sit room must be of a suitable size for its proposed occupancy and for use as a combined bedroom and living room. Environmental Health have set standards for room sizes in private rented accommodation including bed-sit dwellings. These standards require a minimum room size of 9.0m2 for single occupancy and a minimum room size of 14.0m2 for double occupancy (two persons living as a couple). LOCAL AIR QUALITY: The site will potentially generate a significant amount of dust during the construction process; therefore, the following measures should be employed:- - an adequate supply of water shall be available for suppressing dust; - mechanical cutting equipment with integral dust suppression should be used; - there should be no burning of any materials on site.
