Policy EMP19 of the adopted Great Yarmouth Borough-Wide Local Plan states that where planning permission is required for working from home, permission will be granted provided the applicant can demonstrate that the proposed use would be compatible with and not detrimental to adjoining and/or surrounding land-uses, or would not significantly adversely affect occupiers of neighbouring premises.
The proposal, as submitted, contains insufficient information to demonstrate that the use of the premises for a printing business would not be detrimental to the residential amenities of the occupiers of neighbouring properties and, in addition, does not demonstrate that there would be no environmentally harmful impacts on the adjoining land and groundwater system.
