| 1. | Policy HOU18 of the adopted Great Yarmouth Borough Wide Local Plan states that extensions and alterations to dwellings will be allowed where privacy and amenity of neighbours is adequately safeguarded. The extension or alteration must:- a) be in keeping with the design of the existing dwelling and character of the area; b) not prejudice the amenities of neighbouring dwellings; and, c) not result in overdevelopment of the site curtilage The proposed extension is considered to be contrary to criteria b & c as the extension would have an enclosing and overbearing effect on the property to the south and the eaves would overhang the boundary to this property which would constitute an unneighbourly form of development. Notwithstanding the foregoing it is considered that the proposed balcony area to the rear would also significantly impact on the privacy and amenities of adjacent residents to a significant and unacceptable degree by virtue of direct overlooking and loss of privacy. |
