| 1. | In the opinion of the local planning authority the proposal is considered to constitute an unacceptable form of development as it would be very close to the boundary with the property adjoining the application site to the north and would have a significant detrimental impact on the amenities of the occupants of the dwelling by virtue of reduced outlook and visual dominance. |
| 2. | The erection of a building in this visually prominent location, poorly related to existing buildings, would result in an incongruous and jarring element within this otherwise orderly settlement and would lead to the detriment to the character of the area and would not enhance the form of character of the area. |
| 3. | For the reasons given above, in the opinion of the local planning authority, the proposed garage does not accord with the provisions of the adopted Great Yarmouth Borough Wide Local Plan, and in particular, policies HOU18 & BNV18. |
