1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development hereby permitted shall be carried out in accordance with the application form, plans and any other details submitted as part of the application unless otherwise submitted to and agreed in writing with the local planning authority. The reason for the condition is :- For the avoidance of doubt.
3.The basement area, subject to this application, shall be used purely for storage purposes only and shall not be used for any form of domestic accommodation. The reason for the condition is :- In order to avoid the creation of sub-standard accommodation which is also within Flood Zone 2.
4.No work shall commence until the exact type and colour of the materials have been submitted to and approved by the Local Planning Authority. The reason for the condition is :- In the interests of the visual amenities of the area as precise details of the materials have not been submitted.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the provisions of the Great Yarmouth Borough Wide Local Plan and, in particular, policies BNV7 & BNV10.
