1.	It is considered by the Local Planning Authority that the erection of a canopy on the front of this significant hotel building in this prime holiday and Conservation Area would create a significant detrimental impact on the visual amenities of the area by virtue of generating a cluttered appearance and would detract from the appearance of the building that is contrary to the provisions of Policy BNV10 of the adopted Great Yarmouth Borough Wide Local Plan.
2.	In addition to the above, the proposed canopy enclosure would be constructed of short-lived and inappropriate materials, which are not encouraged within a Conservation Area, where higher quality finishes are required in order to enhance and improve the aesthetic qualities of the area.
