| 1. | This permission expires on 30th June 2014 and unless on or before this date application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority, the buildings, concrete pads and any other structures associated with the use hereby permitted shall be removed from the site.
The reason for the condition is:-
In order to retain control over the building which is constructed of short lived materials and in the interests of the visual amenities of the locality. |
| 2. | The use of the development hereby permitted shall not commence until drainage details have been approved by Building Regulations as proposed under reference BC/09/0776/BW.
The reason for the condition is :-
Fo the satisfactory drainage of the site and to ensure that any chemicals used are disposed of properly. |
| 3. | Prior to the or prior to commencement of the use hereby permitted any access gate(s), bollard, chain or other means of obstruction shall be hung to open inwards and set back a minimum distance of 5 metres from the near channel edge of the adjacent carriageway. Any sidewalls / fences / hedges adjacent to the access shall be splayed at an angle of 45 degrees from each of the (outside) gateposts to the front boundary of the site.
The reason for the condition is:
To enable vehicles to safely draw off the highway before the gate(s) or obstruction is opened.

| 4. | Prior to the prior to the commencement of the use hereby permitted a visibility splay measuring 2.4 metres X site extremity shall be provided to each side of the access where it meets the highway and such splays shall thereafter be maintained free from any obstruction exceeding 0.6 metres above the level of the adjacent highway carriageway.
The reason for the condition is:
In the interests of highway safety.

| 5. | Prior to the prior to the commencement of the use hereby permitted the proposed access & on-site car parking shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is:
To ensure the permanent availability of the parking manoeuvring area, in the interests of highway safety.

| 6. | The development hereby approved shall be carried out in accordance with the application form, flood risk assessment, Design & Access statement and plans numbered 011/001 & 011/003 unless otherwise submitted to and agreed in writing with the local planning authority.
The reason for the condition is :-
To ensure the satisfactory appearance of the site and the ensure the safety of all users of the site. |
| 7. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the provisions of the Great Yarmouth Borough Wide Local Plan and, in particular policies EMP15 & EMP16. |
