| 1. | It is the policy and practice of the Local Planning Authority, as set out in the adopted Great Yarmouth Borough-Wide Local Plan, to require that all new development relates satisfactorily to its surroundings in terms of its layout, appearance in the locality and relationship with neighbouring properties. In this case, the proposal for outline permission with no details included as a part of the submission for outline planning permission is considered by the Local Planning Authority not to provide adequate detail to consider the proposal in terms of the siting and scale of the proposed bungalow. Furthermore, the proposed plot with its limited width and depth is considered inadequate and the development on this relatively small area of garden land, represents a cramped and inappropriate form of development out of keeping with the surrounding development. The layout and cramped nature of the development, where private amenity space would be severely restricted, would not provide a high quality of housing environment.
Additionally the proposal does not provide any inforation with regard to the relocation of the existing bus stop at the front of the site due to the provision of a new vehicular access and no information has been provided with respect to any agreement having been reached with the local bus operator with respect to re-site the facility in the locality.
For these reasons the proposal is considered to be contrary to Policies HOU7, HOU15 and HOU17 of the adopted Great Yarmouth Borough-Wide Local Plan.
