| 1. | The Local Planning Authority considers that the proposed erection of a two-storey building in this location would have a significant adverse impact upon the residential amenity of nearby dwellings. In particular, the height, bulk and close proximity of the building to the dwelling to the north (14a Cliff Hill) would result in overshadowing and loss of light and outlook to that dwelling. The first floor windows would also result in overlooking and loss of privacy to that dwelling and other nearby properties. In addition, development within the car park would result in there being insufficient car parking to serve the existing flats and the proposed new flat. The site is within the Cliff Hill Conservation Area and the erection of the proposed building would not enhance the character and appearance of the Conservation Area. The proposal is therefore considered to be contrary to Policies BNV10, HOU17, HOU15 and Criteria (A) and (E) of Policy HOU7 of the Great Yarmouth Borough Wide Local 2001 which seeks to prohibit such development. |
