| 1. | In the opinion of the Local Planning Authority, the proposed sign would constitute an unduly conspicuous feature having a detrimental effect on the appearance and character of a Listed Building and would create an undesirable intrusion into the street scene, on a building which occupies an extremely prominent location in the St Nicholas and Northgate Street Conservation Area. |
| 2. | For the reasons given above the proposed advert is considered to an unaccpetable feature which would be contrary to the provisions of the Great Yarmouth Borough Wide Local Plan and, in particular, policies BNV5, BNV22 & BNV25. |
