1.The proposal to erect a garage and carport in the curtilage of plots 10 and 11 respectively, are considered not adequate in terms of overall size due to the inadequate internal dimensions to the garage to provide sufficient area for a vehicle parking space. Furthermore the area to the front of the garage and car port have insufficient depth to allow a vehicle to turn into the facility and in the case of the garage given the proposed structure being undersized will further exacerbate the situation. As currently configured the existing parking spaces will be unuseable leading to increased on-street parking to the detriment of all users of the adjacent highway (particularly pedestrians).
2.Insufficient information has received by the Local Planning authority to ascertain whether the proposed garage will have any adverse impact on the adjoining tree, as indicated on the submitted layout plan, as the tree together with the adjoining planting add significantly to the character of the Conservation Area and the proposed development. Moreover the submitted details do not adequately portray the position of the garage in relation to the existing tree planting and the spread of the adjoining tree.
