1.	The proposed first floor addition would be an unduly conspicuous feature which would be out of character with the existing dwelling and other properties in the terrace and thereby prejudicial to the visual amenities of this part of the Winterton Conservation Area. For these reasons the proposed development is considered to be contrary to the provisions of the adopted Great Yarmouth Borough-Wide Local Plan and, in particular, Policies BNV10 and HOU18.
