1.	The property is a Grade 2 Listed Building and the replacement of the existing wooden windows with upvc windows would result in the introduction of a non-period material that is inappropriate and which would be detrimental to the character and appearance of the building. The proposal is therefore contrary to Policy BNV5 of the Great Yarmouth Borough-Wide Local Plan which only supports alterations to Listed Buildings where the special character of the building is preserved.
