| 1. | The development of the site will result in the loss of 'private open space' as defined in the Great Yarmouth Borough-Wide Local Plan contrary to the provisions of Policy REC11, being that the proposed development of the site would erode the provision of amenity, open space and lead to a consolidation of the holiday development along this section of the coast. |
| 2. | The proposal to construct a tent and mobile home camp with ancillary permanent buildings on the site, which lies between the beach and the limit of the established built up area of Caister, would result in the destruction of the existing dunes covering the site, is considered contrary Policy NNV3 of the Great Yarmouth Borough-Wide Local Plan which would result in a development that would be a very intrusive form of development which would adversely affect the overall appearance and relatively unspoilt character of this part of the coastline. |
| 3. | The proposal lies beyond the defined limits of the village for the purposes of holiday developments as set out in policy TR3 of the Great Yarmouth Brorough-Wide Local Plan and constitutes an unwarranted intrusion into the area of open dunes, in an area at risk from coastal erosion and may prejudice the future maintenance of the sea defences. |
| 4. | The proposed layout of the site appears to be an over-intense form of development for the siting of mobile homes and tents which does not appear to provide an adequate area to locate the respective type of accommodation and associated parking thereby giving rise to potential for obstruction of the access roadways through the site and inadequate information has been provided has been submitted as a part of the application in order for this to be adequately assessed. |
| 5. | Insufficent information has been submitted with the application indicating whether any changes in the level of land are to be made in conjunction with the proposed development; in order that an adequate assessment can be made to ensure the development does not adversely impact on the adjacent sea wall close to the eastern boundary of the site. |
