| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | All new brickwork and works of making good shall match the existing brickwork in materials (bricks and mortar) and style of building (brick bond).
The reason for the condition is :-
To ensure the satisfactory appearance of the development within the Conservation Area. |
| 3. | The development hereby permitted shall be carried out in accordance with the amended plans (marked Revised 9/10 proposed ground floor- 4).
The reason for the condition is :-
For the avoidance of doubt and to ensure the satisfactory layout of the flats. |
| 4. | Prior to the first occupation of the development hereby permitted sufficient space shall be provided within the site to enable four standard size family cars to turn and re-enter the highway in a forward gear. This area shall be levelled, surfaced and drained in accordance with a detailed scheme submitted to and approved in writing by the Local Planning Authority, in consultation with the Highway Authority, and thereafter available for that specific use.
The reason for the condition is:
In the interests of satisfactory development and highway safety.

| 5. | The Flood Evacuation Plan submitted on 29th November 2010 shall be displayed in a prominent and public location and remain available for all occupants. A copy of the plan shall be installed in each flat and updated yearly if necessary.
The reason for the condition is :-
To ensure the safety of all occupants in the event of extreme flood. |
