1.The erection of a chalet bungalow in front of the existing dwelling would, if allowed, have a detrimental impact on the outlook from the donor dwelling and the amenities of adjacent occupiers by virtue of its height and proximity to the boundary. Although some of the windows to the roofspace will be obscure glazed they will still have opening lights which will result in overlooking of adjacent properties leading to an unacceptable loss of privacy. The proposed plot would also be smaller than that of the other dwellings facing Mill Lane which would result in a development that would be out of scale and character with the surroundings. Therefore for the reasons given above the proposal is considered to be contrary to Policies HOU15, HOU17 and criteria (A) and (E) of Policy HOU7 the Great Yarmouth Borough-Wide Local Plan.
