1.The proposal to extend this modest semi-detached bungalow with a further unit of accommodation in the form of an annexe, with a floor area in excess of the existing dwelling, projecting into the rear garden by 14.5 metres represents an unsatisfactory form of overdevelopment introduced into an established character and pattern of development which would result in significant detriment to the amenities of the neighbouring dwellings. In particulary the excessive projection of the extension in relation to the adjoining properties would result a form of development that would have an overbearing impact on the residential amenities of the adjoining occupiers. Furthermore the extension would deprive the existing dwelling of reasonable access to private amenity space at the rear of the dwelling. The Borough Council considers, therefore, that the proposal is contrary to Policies HOU7 (criteria (A) and (E)) and policies HOU17 and HOU18 (criteria ii and iii) of the adopted Great Yarmouth Borough-Wide Local Plan.
