1.	The application site is of insufficient size to satisfactorily accommodate two detached dwellings, as proposed, and provide the quality of environment normally looked for in new residential development. Moreover, if permitted the erection of relatively substantial dwellings in such close proximity to the front boundary of the site would constitute an unduly cramped form of development detrimental to the visual amenities of the street scene. For these reasons the proposal is considered to be contrary to Policies HOU15, HOU17 and TR20 (criterion (D)) of the adopted Great Yarmouth Borough-Wde Local Plan.
