1.	The erection of a two-storey house and garage extending across almost the full width of the plot would result in an overdevelopment of the site that would be out of character and over dominant in the street scene. A dwelling of the size proposed would also have an adverse effect on the residential amenities of the occupiers of the adjoining dwellings including the donor dwelling at the rear. In addition the first floor windows would introduce an element of overlooking of the adjoining properties. The proposal is therefore contrary to Policies HOU15, 17 and criteria (A) and (E) of Policy HOU7 of the Great Yarmouth Borough-Wide Local Plan.
