1.This permission expires on 8th June 2014 and unless on or before this date application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority, the use shall be discontinued. The reason for the condition is:- To safeguard and protect the development from an increased risk of flooding in the future.
2.Finished floor levels shall remain as currently within the existing development at a minimum level of 2.43mAOD The reason for the condition is :- To prevent an increase in flood risk posed to occupants of the buildings.
3.The existing Flood Evacuation Plan shall be employed and implemented on receipt of a flood warning. The reason for the condition is :- To safeguard and protect occupants and visitors of the building from any potential hazardous situation.
4.The current and any subsequent owners, are responsible for erecting suitable permanent warning notices detailing the nature of the flood risk and the flood plan for the site as stated in the Flood Risk Assessment 'Recomnmendations'. All signs shall be kept legible, clear of obstruction and up-to-date if flood risk information changes. The reason for the condition is :- To ensure that the owners and visitors of the site are aware that the land is at risk of flooding.
5.Prior to the first use hereby permitted details of all proposed car parking facilities and drop off/pick up points and delivery/servicing areas shall be submitted to and approved in writing by the local planning authority. The reason for the condition is :- To ensure the safe and free flow of traffic and in the interests of all higway users.
6.Prior to the first use hereby permitted full details, including siting of the overhead crane/hoist to be installed shall be submitted to and approved in writing by the local planning authority. The reason for the condition is :- To enable to the local planning authority to ensure that the amenities of adjacent occupiers are not affected.
7.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the provisions of the Great Yarmouth Borough Wide Local Plan and is in accordance with policy EMP17 for a temporary approval for a training facility in this area, which is liable to flooding in extreme events, and National Planning Policy PPS25 'Development and Flood Risk'.
