1.The addition of 3 caravans to the approved number of 28 and reorganisation of the layout of the park, would lead to a cramped layout with a resultant loss of outlook for the occupants of the caravans. This may be acceptable in a holiday caravan park where occupants are present for a limited amount of time, but will not provide adequate amenity space as expected in a residential development. Furthermore, the introduction of larger caravans will exacerbate the cramped layout and consequent reduction in residential amenity and loss of open space within the development. Appropriate measures to safeguard the residential amenity of new and existing dwellings should be included in any new development, of which landscaping and the retention of features of interest, such as groups of trees, are an integral part. The loss of the central area of open space in this instance, with its group of small pine trees, will be extremely detrimental to the residential amenities of the occupants of the existing caravans and to the character of the surrounding area. For the reasons given above it is considered by the Council that the proposal is contrary to Policies HOU7, HOU15 and HOU16 of the adopted version of the Great Yarmouth Borough-Wide Local Plan.
