4.2. The 2004 review of the Kelling to Lowestoft Shoreline Management Plan has proposed an indicative erosion zone for this section of coastline. According to the Plan, this property, including the proposed work as detailed in the planning application, is located in an area deemed to be potentially at risk of coastal erosion by 2025, i.e. within the lifetime of the building (257 The Marrams). As the Shoreline Management Plan is not adopted policy of the Great Yarmouth Borough Council, the applicant is advised to seek independent advice on this matter.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal, which is intended to meet a specific need, constitutes a relatively small scale development of low environmental risk associated with an existing building within the coastal 'zone'. The Borough Council considers, therefore, that the proposal is acceptable within the terms of the Great Yarmouth Borough-Wide Plan (2001).
