No.Condition Text
1.The proposal is considered by the Local Planning Authority to be contrary to Policy SHP15 (Criterion B) of the adopted version of the Great Yarmouth Borough-Wide Local Plan, in that it is likely to have an adverse impact upon the residential amenity of the neighbouring properties by virtue of the increase in noise and activity, and the smell associated with the proposed use. Insufficient information, i.e. proposed opening hours and details of the proposed extraction / ventilation system, has been submitted with the application to allow an accurate assessment of the effects of the proposed use on the neighbouring residential properties.
2.Policy TR5 of the adopted Borough-Wide Local Plan states that uses likely to generate significant levels of noise or disturbance or operate unsocial hours will only be permitted in the Prime Commercial Holiday Areas of the Local Plan Proposals Map, where the applicant can demonstrate that there would be no significant detriment to the occupiers of adjacent properties. The site of the proposal lies outside such an area and is, therefore, contrary to this policy.
