| 1. | The proposed conversion of the dwelling into four flats would be contrary to criteria (B) & (F) of Policy HOU 23 of the Great Yarmouth Borough-Wide Local Plan in that the building is in an area characterised by holiday and residential accommodation and the intensification of use would have a significant adverse effect on the character and amenities of the locality. |
| 2. | The proposed conversion of this dwelling into four flats is considered to be an over-intensive use of the premises for this type of one bedroomed accommodation in an area characterised by mixed holiday and residential accommodation and the consequent rise in residential density resulting from the development is thereby considered contrary to Policy TR12 (A) & (B) of the Great Yarmouth Borough-Wide Local Plan. |
| 3. | Given the restricted private amenity space at the rear of the property which provides limited storage space for refuse bin storage on site leaving little amenity space to serve the development and access is not provided from three of the flats direct to the yard making access to this area difficult and inconvenient for the occupiers of the units of accommodation. Furthermore given the restricted windows in the rear of the basement unit of accommodation it is considered that this will not provide an adequate standard of accommodation and the proposal is considered contrary to Policy HOU15 of the Great Yarmouth Borough-Wide Local Plan. |
