| 1. | Policy HOU18 of the Great Yarmouth Borough-Wide Local Plan states that extensions and alterations to dwellings will be permitted where the privacy and amenity of neighbours are adequately safeguarded. The extension or alteration must :- (a) Be in keeping with the design of the existing dwelling and the character of the area, (b) Not prejudice the amenities of a neighbouring dwelling and (c) not result in overdevelopment of the site's curtilage. The proposal is considered contrary to the objectives of Policy HOU18 in that, the proposed addition of a substantial first floor addition with a pitched roof over the existing flat roofed workshop within the curtilage of 152 Beach Road and its close proximity to the southern and western boundaries would have an overbearing effect on the nearby properties . The proposal would be an unneighbourly form of development by virtue of overshadowing and loss of visual amenity, contrary to criteria (a) and (b) of the Policy. |
